The Following Checklist Will Facilitate Your Mortgage Loan Interview. The Checklist Includes Most of the Information That You and Any Co-Borrower Will Need to Supply.

To ensure a smooth mortgage process, please gather the following documents before your meeting with our team at Pacific National Lending. This helps us move quickly and efficiently toward your loan approval.

1. Recent Pay Stubs

Provide your most recent pay stubs showing year-to-date earnings. These help us verify your income and employment status.

2. W-2 Tax Forms

Bring your W-2s from the past two years. These should be the official forms sent to you by your employers for tax purposes.

3. Employer History

We’ll need names, addresses, and contact numbers for all employers over the last two years, especially if you’ve changed jobs recently.

4. Bank Account Details

List your account numbers and current balances for checking, savings, and any other accounts used for down payment or closing costs.

5. Investment and Retirement Accounts

Share documentation for assets like IRAs, 401(k)s, CDs, stocks, or bonds. These can strengthen your financial profile during the loan process.

6. Vehicles and Personal Property

Estimate the value of vehicles, collectibles, life insurance policies, and other significant assets that reflect your net worth.

7. Outstanding Debts

List all current liabilities including auto loans, student loans, credit cards, and installment payments. Include creditor names, monthly payments, and outstanding balances.

8. Residency History

If you currently own a home, provide the property address, mortgage details (lender, monthly payment, balance), and property value.

If you’re renting, list your current address, landlord’s contact info, monthly rent amount, and previous rental addresses if you’ve lived there less than two years.

9. Purchase Agreement

Bring a signed purchase contract, any amendments, the property’s legal description, and receipts for any earnest money or down payment already paid.

10. Self-Employed or Commissioned Income

If you're self-employed or earn commissions, submit your complete federal tax returns for the past two years along with a current profit and loss (P&L) statement.

11. Separated or Divorced?

Please provide a copy of your divorce decree and any separation agreements. Include proof of alimony or child support payments—either made or received—via canceled checks or court payment history.

12. Public Assistance Income

If you receive Social Security, disability, retirement, or other public benefits, please include a copy of your award letter or check stub from the issuing agency.

13. Past Credit Events

If you've experienced bankruptcy, foreclosure, or legal judgments within the past seven years, you’ll need to bring documentation such as discharge papers, debt schedules, or court rulings.
