Clear numbers and straight answers. If a refinance only saves you twenty dollars a month, or your income is not stable yet, we tell you to wait.
Quick replies, one loan officer on your file from start to finish, and closings that happen on the date in the contract.
Every file is run as FHA, conventional through Fannie Mae and Freddie Mac, USDA where the address qualifies and VA for veterans, then compared in writing.
Encrypted applications, secure document upload and no credit pull until you decide to move forward.
Based in Gold River since 2012. We know Sacramento and Placer County appraisers, escrow companies, agents and loan limits.
Self-employed, seasonal or mixed income is the fun part. We can combine income sources, use a job offer letter, or count assets you are not drawing from.
We answer your questions before we ask ours, learn your goals and concerns, then document income and funds. Our pre-approvals are strict on purpose: the files we approve close.
We price your loan across our lender network and show you two or three structures side by side, with the rate, costs and payment for each.
Once you are in contract we lock the rate, order the appraisal and move the file through underwriting, with updates at every milestone.
You review the Closing Disclosure, sign with escrow and the loan funds. Most purchases close in about three weeks from an accepted offer.

Not directly. By the time the Fed announces a decision, the market has usually priced it in. What actually moves mortgage rates on Fed day is the commentary and the press conference afterward, and the market's prediction of what comes next. We subscribe to several professional rate-analysis services and share their float-or-lock recommendations with you, and you stay in the driver's seat on when to lock, as long as it leaves time to close escrow.
On a purchase, no. If you think rates are headed down, buy the home now and refinance when they do. On a refinance, if we can lower your payment today with a no-cost refinance, do it now and refinance again if rates drop later; you paid nothing for the first one. If the savings are only about twenty dollars a month, or your job or income is uncertain, waiting is the right call and we will tell you so.
We offer a variety of loan options including Conventional, FHA, VA, USDA, Jumbo, and Reverse Mortgages. Whether you're a first-time homebuyer or refinancing your current loan, we help you find the right fit for your needs.
Our office is located at 2377 Gold Meadow Way, Ste 100, Gold River, CA 95670 — serving Rancho Cordova, Sacramento, Folsom, Lincoln, and surrounding communities.
We are a local mortgage broker with access to multiple lenders, which allows us to shop around and find the most competitive rate and loan program for your unique situation.
Less than most people expect. A conventional first-time buyer loan needs 3 percent down, so a five-hundred-thousand-dollar home is fifteen thousand down. Closing costs (title, escrow, appraisal) and prepaid items (prorated property taxes, a year of homeowners insurance) come on top, but the seller can pay those through a negotiated credit, so closing with roughly that fifteen thousand total is realistic. VA and USDA buyers can finance one hundred percent.
Grants that never have to be repaid are the best and the rarest. Forgivable second mortgages that disappear after about five years in the home are next. Be careful with silent seconds that carry around 8 percent interest with no payment: you start with negative equity and it can block a refinance later. If family can gift the down payment instead, that is usually the better path, and gift funds are allowed.
Large purchases and new credit. Furniture-store financing in the middle of a loan is the classic way to derail a closing, and a job change is the other. We are strict at pre-approval so that, barring a lost job, every file we approve closes, but a new monthly payment that appears mid-process can undo that.
