Palo Alto purchases routinely require loan amounts well beyond ordinary jumbo limits, and buyers are often founders, executives, physicians and professors with stock-heavy compensation or substantial assets. Qualifying on restricted stock, business income or asset-based programs takes a broker with access to many jumbo lenders, which is exactly how we work. The DSCR is calculated by dividing the monthly rent by the full monthly payment, including principal, interest, taxes, insurance and HOA dues. A ratio of 1.0 means the rent exactly covers the payment; most lenders want 1.0 to 1.25, and some allow lower ratios on Palo Alto properties with a larger down payment or higher rate.
